When the real estate market is a sellers market there are always more buyers in the market place then there are sellers. This means that the inventory of properties which are available are fairly low and don't last long when they hit the market. In this type of environment when homes hit the MLS which are in great shape and priced well, they typically don't stay on the market that long and before they go under contract they typically have multiple offers.
The best way to find homes in this type of market is find properties prior to them going onto the MLS. Typically before a seller is able to put their house on the market it takes them a couple of weeks to get their home in top showing condition.
