How to sell your house Safely in Orlando

If you are selling your house, you are obviously going to have some concerns about buyers coming through your property during the pandemic. In order to ensure that we are able to sell our listings under the safest circumstances, we have rolled out the following guidelines which we ask all buyer's agents to follow when they are thinking about showing one of our listings. We feel that with these additional measures we are able to create a safe environment for our sellers during the entire selling process - from showings to closing.

First of all on the Multiple Listing Service (MLS) we remind buyer's agents that before they schedule a personal showing of one of our listings that they make sure that their buyer has reviewed the video walk through and 3D imaging we did of the property on MLS. With the video walk through, we use a gimbal (device to keep the iphone steady) and walk through the property as if we were a buyer pointing out the key features of the home. We also do a 3D imaging of all of our listings which allows a potential buyer to basically walk through the property virtually. With both technologies we are able to create a 24/7 open house for potential buyers. Some buyers have been able to make offers even if they haven't seen the house in person.

If the buyers still want to see the home in person, we require the following:

Only 3 people are allowed to enter the property at a time. That typically would be the REALTOR and the two buyers. We want to prevent kids or other family members coming through the home during the showing and touching things.
Before entering the property we require everyone to be wearing a mask and the agent to wear a mask as well as pair of gloves.
During the showing we request a "No Touch Showing" which means if a buyer wants to open a cabinet door, we don't want them to do it, instead have the REALTOR to do it since they already have gloves on.
When the buyers are done with the showing, we ask the agent to wipe down any surfaces which they may have touched during the showing with a cleaning wipe.

These showing guidelines are posted on MLS as well as placed near the front door as a reminder before they enter. By doing just these couple of things, we feel that it provides a safe environment for our sellers during the showing process.

Additional Safety measure during the contract to close stage of the process

Once you go under contract on your house and the showings stop, the safety measures for your transaction don't stop there.

Home Inspections: in order to ensure the safety of your house, during the home inspection process we require the inspectors to wear their mask and gloves throughout the entire inspection. This is also true for a REALTOR who would be present during the inspections.
Signing of Paperwork: the signing of any paperwork can be done electronically via Docusign. So rather than having to meet face to face to sign paperwork, it can be done by just receiving an e-mail and signing off on the paperwork electronically.
Closings: on closing day, rather than having to meet the buyer, REALTORS and title agent at a closing table, you are able to do a "Drive By Closing". With a drive by closing you can stay in your car in the parking lot of the title company and they would come down to you and have you sign off on any paperwork which needs to be notarized right from your car. Of course the individual from the title company who comes down to have you sign the paperwork would be required to have their gloves and mask on as well.

So as you can see, by instituting these procedures above we fell that we have created a safe environment for our sellers who are in need of selling their house during the pandemic. Please let us know how we can help you!
